These Booking Terms apply to direct reservations, reservation requests, and stays at Caviro Apartments & Residence in Moudros, Limnos. By confirming a reservation with us, the guest accepts these Booking Terms, unless different written terms have been agreed for a specific reservation.

1. General

These Booking Terms apply to direct reservations, reservation requests, and stays at Caviro Apartments & Residence and Caviro Residence, in Moudros, Limnos.

2. Reservation Requests

A reservation request made through our website, email, telephone, or social media is not considered confirmed until we have sent written confirmation to the guest. Written confirmation may be sent by email or another communication channel used between the guest and Caviro.

3. Reservation Confirmation

A reservation is confirmed only once the required confirmation step has been completed — typically payment of a 30% deposit of the total stay cost. Until confirmation is completed, availability and prices may change.

4. Prices

Prices are stated in euros (€) and apply per apartment, per night, unless clearly stated otherwise. Prices may vary depending on dates, apartment type, length of stay, number of guests, and availability. Unless clearly stated otherwise, prices do not include the applicable accommodation/stay tax, which is charged according to Greek law.

5. Accommodation / Stay Tax

Guests may be required to pay the applicable accommodation tax per apartment, per night, according to Greek law. This tax is separate from the room price and may be collected at check-in or check-out.

6. Deposit and Payment

A 30% deposit of the total stay cost is required to confirm your reservation. The deposit amount and payment deadline will be communicated to the guest before confirmation. Accepted payment methods include bank transfer, card payment, or another method agreed with the property. Any bank fees, transfer fees, or currency conversion costs are the responsibility of the guest, unless otherwise agreed in writing.

7. Cancellation Policy

You may cancel free of charge up to 40 days before arrival. A 30% cancellation fee applies if you cancel within 40 days of arrival. In case of early departure or no-show, the full price of the remaining or all nights of the reservation will be charged.

Note: the exact cancellation policy may vary by rate type or offer, and will be communicated before each reservation is confirmed.

8. Changes to Reservation Dates

Requests to change arrival date, departure date, number of nights, or number of guests are subject to availability and possible price differences. We will always try to assist where possible, but changes cannot be guaranteed unless confirmed by us in writing.

9. Check-In and Check-Out

Check-in is from 2:00pm -12:00am, and check-out is by 11:30. 

10. Booking

A deposit of 30% of the total cost of accommodation is required upon booking.
The remaining amount is due upon arrival (check-in).

11. Maximum Occupancy

Each apartment has a maximum permitted occupancy (up to 4 guests, depending on apartment type). The number of adults, children, and infants must be provided accurately at the time of reservation. Additional guests not included in the confirmed reservation may not be accepted unless approved in advance.

12. Children and Infants

Children of any age are welcome. Please inform us of the number and ages of children before the reservation is confirmed. Baby cots or extra bedding are available upon request, for an additional charge.

13. Pets

Unfortunately, pets are not allowed at our property.

14. Swimming Pool

Caviro provides an outdoor swimming pool for the use of guests, subject to the posted pool rules. Children must be supervised by a responsible adult at all times. Use of the pool under the influence of alcohol or substances is not allowed.

15. Parking

We offer free private parking on-site. No reservation is required. The property is not responsible for loss, theft, or damage to vehicles or personal belongings left inside them, unless caused by proven fault of the property.

16. Guest Responsibility

Guests are expected to use the apartment, equipment, and common areas with care. The property reserves the right to charge the guest for repair, replacement, or additional cleaning costs where necessary.

17. Quiet Hours and Conduct

Guests are asked to respect other guests, staff, and neighbours. Excessive noise or inappropriate behaviour may result in a warning or, in serious cases, termination of the stay without refund.

18. Cleaning and Linen

Cleaning and linen/towel changes are provided according to the property’s operating schedule (typically every three days). Extra cleaning, laundry, or linen change services are available upon request, for an additional charge.

19. Personal Belongings

Guests are responsible for their personal belongings during their stay. The property is not responsible for loss, theft, or damage to personal items, unless caused by proven fault of the property.

20. Website Information and Photos

We make reasonable efforts to keep the information, prices, and photos on our website accurate and up to date. Minor differences may exist between photos and the actual accommodation.

21. Force Majeure

The property is not responsible for failure or delay in providing services caused by events beyond its reasonable control, such as extreme weather, natural disasters, strikes, government restrictions, or public health emergencies.

22. Direct Booking Offers

Direct booking offers (e.g. 15% or 10% discounts) require a minimum stay of 3 nights and apply exclusively to bookings made by contacting us directly at +30 22540 71511. They cannot be combined with other offers.

23. Complaints and Assistance During the Stay

If something is not as expected during your stay, please let us know as soon as possible, so that we have the opportunity to assist.

24. Applicable Law

These Terms are governed by Greek law. Any dispute that cannot be resolved amicably will be handled by the competent courts of Greece, unless mandatory consumer protection rules provide otherwise.
